Collecting the holding deposit, security deposit, and first month’s rent

Conducting the initial walk through/ move-in inspection of the property with your new tenant and completing the necessary forms for your records

Promptly providing you with signed lease documents and any accounting associated with the transaction
Our fee for this service is 80% of the first months rental income for leases of 9-12 months, or half of one month's rental income on leases less than 9 months and is payable only after we have located a qualified tenant for your home!
Leasing Services

WHEN YOU'RE HERE, YOU'RE HOME™
Applicants must provide the following documentation when applying:
• A completed rental application for each applicant 18 years old or older (must include signature on page 2). Each applicant must physically tour the property prior to applying or the application will not be accepted.
• If employed- a copy of your two most recent paycheck stubs
• If self-employed- a copy of your most recent income tax return and three recent bank statements. Name and account number must be shown on each bank statement.
Applicant(s) combined gross monthly income must be verifiable and amount to three (3) times the amount of the monthly rent. Unverifiable income is NOT considered.
• A government-issued ID (please upload during the online application process)
Co-tenants who are 18 years old or older, emancipated minors, and guarantors must also provide the information above. We will only accept one guarantor per property.
Credit Reports
Haven Real Estate will obtain a credit report for each applicant. We do not accept credit reports provided by the applicant.
Application Fees and Payment Methods
Application and screening fees are $60.00 per applicant.
We will not begin the screening and review process until fees are received. If your application is not processed, your fees will be refunded via the same method paid. Once processing begins, the screening fee becomes non-refundable.
Review Protocol
The first completed application received (including supporting documents) for a property will be the first to be processed. All decisions regarding the approval or denial of rental applications are made by the owner of the property.
Application Review Timetable
We are generally able to process an application within 24-48 hours of receipt, however, this timing may be extended if we are not able to reach your listed references, or there are co-applicants applying together. Please ensure that all reference phone numbers and contact information listed in the application are current.
Lease Signing
Once an application is approved, all lease documents MUST be signed within 48 hours. The full security and pet deposit (if applicable) are required at the time of signing and must be paid by cashier's check or electronic payment (Venmo, Zelle, PayPal), if Owner agrees. Haven Real Estate will provide the Owner's payee info or Owner e-payment handle at the time of application approval.
Remote Lease Signing
All signings are conducted remotely with digital signatures via DocuSign. If you need assistance with the signing process, please contact Haven Real Estate.
All move-in funds (the first month's rent) must be paid in full before keys are provided.
